Office trailer monitoring for rental fleets

A site office sits empty overnight and all weekend. That is when a heater circuit trips, a door gets forced or a tank runs full. ModSensors raises the alarm on the trailer and sends it to your phone.

Power and heat

The power monitor reads mains presence, battery voltage and current draw every minute. When mains drops, a breaker trips or the genset stops, the alert reaches your phone within minutes. A battery backup keeps the hub and the alarms running after the power is gone.

A trailer can also freeze with the power on, if the heater itself fails. A temperature sensor inside the trailer plugs into the same hub. Set a low threshold, and a reading below it trips the same horn, screen and phone alert as a power loss. The sensors are rated for -30 to +50 °C. More on the power monitoring page.

After hours

A camera on the trailer covers the trailer, not the job site. When something moves in front of it during armed hours, you get a photo on your phone, and a clip of about ten seconds is saved in the app. Night vision reaches 30 metres.

Armed hours follow a schedule you set, so the crew opening the lunchroom at 6 a.m. does not trigger it. If someone is at the door after midnight, you can turn on the floodlight and the siren from the app. The camera works over LTE and needs no Wi-Fi on site. The trailer security camera page has the details.

If the unit has water

Combo units with a washroom get tank sensors on the same hub. A pressure sensor on each tank drain reads the fresh, grey and black levels to the percent, up to four tanks per hub, and the app projects the pump-out date from the last week of use. A full waste tank or a dry fresh tank trips the same alarms as a power loss. Water tank monitoring covers the sensors. For units that are mostly washroom, see washroom trailers.

Alarms on the trailer, alerts at the office

The status screen by the door shows the readings and any alarm to the crew on site, and the horn and lights run on the trailer. None of that needs a cell signal. Phone alerts, history and the dashboard do. With cellular connectivity, every unit shows on a map at app.modsensors.com and each alert names the trailer and the alarm, for example "ModSensors: motion at MS-2601". People without the iPhone app can get SMS instead. On a weak-signal site an external antenna can be fitted. The hub runs on 120 V mains or 12/24 V solar and battery.

New builds or units already in the fleet

Trailer builders fit the hub and sensors during the build. Fleets add them to jobsite trailers already out on rent, with standard fittings and no cutting. A typical install takes an afternoon, on trailers of any age from any manufacturer.

There are no kits. You pick the sensors each unit needs, and office trailer monitoring usually means fewer of them than a washroom trailer carries. As an example, a dry shack might take the hub, a power monitor with battery backup, a temperature sensor and the status screen. Add a camera where after-hours damage is the worry. Sensors can be added later without replacing anything, and rules set once apply to every trailer. For trailers parked on construction sites, see construction sites. Common questions

What does an office trailer usually need?

Power monitoring with battery backup, a temperature sensor and the status screen catch heat lost overnight. Add a camera if the unit sits where it gets broken into after hours. Tank sensors only matter if the unit has a washroom. There are no fixed kits; you choose per trailer.

Will it tell me if the heat goes off over the weekend?

Yes, if the trailer has cellular. The power monitor reads mains every minute and sends the alert within minutes of it dropping, and a temperature sensor catches a heater that fails with the power still on. Without a signal, the horn and the status screen still raise the alarm on site; the phone alert needs the cellular connection.

Does the camera record the whole job site?

No. It is mounted on the trailer and covers the trailer. Motion in front of it during armed hours sends a photo to your phone and saves a clip of about ten seconds in the app.

Can it go on trailers we already rent out?

Yes. The hub and sensors fit trailers of any age from any manufacturer, with standard fittings and no cutting, and a typical install takes an afternoon. You can start with power and temperature and add a camera or tank sensors later without replacing anything.
